India’s organised real estate market continued to grow in FY26 as buyers increasingly preferred established developers with strong brands, reliable delivery records and access to capital. Demand remained healthy across luxury, premium and mid-income housing, while commercial offices, retail centres and rental assets provided additional income opportunities.
Real estate companies must be analysed differently from ordinary manufacturers. Reported revenue depends on project-completion and accounting schedules, so sales bookings, collections, launch pipelines, cash flow and debt are equally important measures.
The following companies were selected based on their FY26 bookings, financial performance, balance-sheet strength, project pipeline and presence across major Indian property markets.

1. DLF

Best for: Balance-sheet strength, luxury housing and rental-income exposure

DLF is one of India’s largest and most established real estate developers. Its operations cover residential development, office properties, shopping centres and large integrated communities.
The company’s FY26 sales were led by luxury and super-luxury projects such as DLF Privana North and The Dahlias in Gurugram. Its first major Mumbai launch, DLF Westpark, also recorded sales exceeding ₹2,300 crore.
DLF ended FY26 with zero gross debt in its development business and a net cash position of ₹14,155 crore. The company generated a record cash surplus of ₹7,746 crore during the year.
Key Growth Catalyst: Luxury Housing and Annuity Assets
DLF’s rental portfolio, held mainly through DLF Cyber City Developers, had approximately 50 million square feet of operational assets and occupancy of around 95%.
The rental business generated FY26 revenue of ₹7,393 crore and EBITDA of ₹5,718 crore. This recurring income reduces the company’s dependence on residential project launches alone.
Advantage: Strong cash generation, a valuable land bank and recurring rental income provide a comparatively stable real estate investment profile.

2. Godrej Properties

Godrej Properties was India’s largest listed residential developer by booking value for the third consecutive financial year. FY26 booking value increased by 16% to ₹34,171 crore.
The company sold 17,513 homes covering 27 million square feet. Sales were spread across Mumbai Metropolitan Region, Bengaluru, NCR, Pune, Hyderabad and other markets, reducing dependence on one city.
Its net profit increased by 32%, while total income grew by 22%. Collections also reached a record ₹19,965 crore.
Key Growth Catalyst: Large Launch Pipeline
Godrej Properties added 18 projects during FY26 with expected booking potential of approximately ₹42,100 crore. The new projects cover about 33.32 million square feet.
This business-development activity provides inventory for future launches. Management has targeted residential bookings exceeding ₹39,000 crore during FY27.
The company also delivered 12.1 million square feet during FY26, exceeding its annual delivery guidance.

3. Lodha Developers

FY26 revenue increased by 21%, while profit after tax grew by 24%. Its PAT margin reached 20%, demonstrating relatively strong profitability for a residential developer.
Annual pre-sales crossed ₹20,000 crore for the first time. The company also added 12 projects with an estimated gross development value of approximately ₹60,000 crore.
Key Growth Catalyst: Palava and Recurring Income
Lodha owns a large landholding at Palava and Upper Thane. Infrastructure development around these townships could improve connectivity, property demand and land values.
The company also plans to develop a large green data centre park at Palava. Its strategy includes built-to-suit data centre facilities, retail, offices and warehousing assets.
Lodha aims to increase its annuity income substantially over the next six years while maintaining a conservative leverage ceiling.
Advantage: Strong operating margins, a valuable land portfolio and improving geographic diversification provide multiple growth drivers.
Limitation: The company still has meaningful debt, and much of its business remains concentrated in Mumbai Metropolitan Region.
4. Prestige Estates Projects

The company achieved record pre-sales of ₹30,024 crore during FY26, representing growth of 76%. Its performance was supported by projects in Bengaluru, NCR, Mumbai, Hyderabad and Chennai.
Revenue reached an all-time high of ₹13,195.5 crore, while profit after tax more than doubled to ₹1,311.9 crore.
Key Growth Catalyst: National Expansion
Prestige began as a Bengaluru-focused developer but has steadily expanded into several major cities. Its NCR and Mumbai projects can reduce its earlier dependence on southern India.
The company also has commercial, retail and hospitality assets that may generate recurring revenue as completed properties become operational.
Its large pipeline across residential and income-generating projects provides room for long-term growth, although it also requires significant capital and careful execution.
Advantage: Diversification across cities and property categories creates more than one source of earnings growth.
Limitation: Rapid expansion and large project investments may increase debt and expose the company to delays across multiple markets.
5. Oberoi Realty
Best for: Premium residential projects and high-margin recurring assets

FY26 revenue increased to ₹6,304.27 crore, while profit after tax rose to ₹2,507.64 crore. Its EBITDA margin remained strong because of premium pricing and recurring income from offices, malls and hospitality assets.
Key Growth Catalyst: Entry into Gurugram
Oberoi Realty entered Delhi-NCR through its ultra-luxury Three Sixty North project in Gurugram. By July 2026, the project had generated gross bookings of approximately ₹8,109 crore.
The response demonstrates the company’s ability to extend its premium brand beyond Mumbai. A successful NCR expansion could provide a new growth market and reduce geographic concentration.
Oberoi also benefits from rental and retail assets, including office developments and shopping malls, which provide income beyond residential sales.
